Seller Terms

Pheon Agency Ltd operates Pandit Confidential for established domiciliary care business-asset introductions only. The service excludes shares/securities, property/freeholds, lease grants or assignments, investments and finance. You must have authority to advertise the specific business. Each business requires its own listing; a different business cannot replace an existing paid listing.

Standard GBP fees are £495 up to £250,000 asking price; £795 from £250,001 to £500,000; £1,495 from £500,001 to £1 million; £2,495 over £1 million to £2 million; £3,995 over £2 million to £5 million; £5,995 over £5 million. Enhanced costs 50% more. Fees are paid upfront with no VAT added while Pheon Agency Ltd is not VAT registered. No completion commission is charged.

Each initial listing runs for 12 months from payment. Renewal is optional and not automatic, adding 12 months at 50% of the corresponding full fee. An Enhanced upgrade costs the applicable difference and does not extend the term. Amendments to the same business are free. Listing expiry reminders are sent approximately 30 and seven days before expiry. Listing fees pay for the platform service and do not guarantee a sale or introduction.

Publication requires settled payment, email/identity verification, your authority declaration and approval of the exact anonymous preview. You can choose region, county or authorised postal town. Names, addresses and postcodes remain private; someone familiar with the local market may still identify an anonymously described business. Amendments do not replace the public snapshot until approved again. Do not upload financial due-diligence files or property/listing photographs.

Buyer identity verification is an individual identity check, not confirmation of funds, company authority or full AML due diligence. Review the agreed buyer profile for each request. You may accept or reject; acceptance expressly authorises the agreed identity/contact exchange to that buyer. We do not disclose your business identity to other advertisers or unapproved buyers. Our introduction service ends at that exchange. Obtain your own legal, tax and professional advice for any transaction.

You may withdraw the listing or change its status; this does not by itself create a refund or change the paid term. Consumer status depends on the purchase purpose; selling an operating business is generally a business purpose, including for a sole trader. We do not automatically apply consumer refunds to business purchases. Where consumer cancellation rights arise, a full refund is available within 14 days under the Refund and Cancellation Policy, including when immediate service was expressly requested. Statutory rights and liability that cannot lawfully be excluded remain preserved.
